A repair is appropriate when: the damage is isolated to under 1 square metre, the surrounding plasterboard is structurally sound, and the strapping holding the ceiling is in good condition. Replace when: the ceiling is sagging across multiple bays, strapping has failed or corroded, the sheet has absorbed water and the paper face has bubbled, or the ceiling is asbestos-containing. If you're unsure, we'll give you an honest on-site assessment, we don't push replacement when a repair is the right answer.

Home insurance typically covers ceiling replacement when the damage results from a defined insured event, storm damage, burst pipe, or impact. The replacement of the damaged ceiling is covered; cosmetic deterioration and structural failure from age are generally not. We supply a written scope of works and quote that meets most insurer requirements. You manage the claim; we do the work once it's approved.

Homes built before 1985 in Perth may contain asbestos-based ceiling materials, the most common forms are textured spray finishes ('popcorn' or 'acoustic' ceilings) and flat fibre-cement sheet. The only definitive answer is a sample test by an accredited assessor. We recommend arranging an assessment before any removal work on pre-1985 homes. We arrange this as part of our project scope for affected properties.

First, an accredited assessor takes a sample and confirms whether asbestos-containing material (ACM) is present. If it is, we carry out Class B licensed removal: the area is contained, workers use appropriate PPE, the material is removed in accordance with the Code of Practice for the Safe Removal of Asbestos, sealed and disposed of at a licensed facility. We supply waste disposal documentation. Then new plasterboard is installed, set, and finished as normal. You deal with one contractor for the full sequence.

Standard residential ceilings use 10mm Gyprock CD (Ceiling and Damp-resistant grade). 13mm is used for longer spans in open-plan areas or where the strap spacing is wider than standard. In coastal locations within 500m of the coast, we use hot-dipped galvanised furring channel and marine-grade fixings to resist salt-air corrosion. We don't use cheap non-compliant board.

The AS/NZS 2589 plasterboard standard defines finish levels. Level 3 is a basic finish suitable for areas that won't be decorated, garages, utility rooms. Level 4 is the standard for painted living areas, all joints and fasteners filled and sanded. Level 5 adds a skim coat over the entire surface, making it appropriate for areas with raking light (large windows, skylights, LED strip lighting) where Level 4 surface variation would be visible. We quote the finish level upfront.

Restrapping replaces the metal furring channel (or timber battens) that holds the plasterboard sheets to the rafters, without pulling the sheets themselves. It's appropriate when the sheets are still in good condition but the strapping has failed, corroded, or was installed with incorrect spacing. It's less disruptive than full replacement but not always possible, if the sheets have already bowed or been water-affected, full replacement is usually the better option.

A suspended ceiling (also called a drop ceiling or T-bar ceiling) uses a metal grid suspended from the structure above, with ceiling tiles dropped into the grid. They're used in commercial fit-outs, home theatres, basements, and large residential spans where hiding services (plumbing, electrical, HVAC) above the grid is practical. They're not a standard residential product, most Perth homes use direct-fix plasterboard, not suspended grid systems.

Yes, cornice is quoted as part of the ceiling replacement scope. If the existing cornice is in good condition, we work around it. If it needs replacement (typically when the old cornice separates from the new ceiling), we replace with standard 75mm cove profile or match the existing profile. Ornate profiles may require a cast-match; we quote this specifically. Cornice-only replacement (no full ceiling work) is also available.

A single room takes one day: strip, strap, sheet, set. A full 3-bedroom house takes three to five days, depending on strapping condition and ceiling complexity. Asbestos removal adds one to two days for the removal and decontamination phase before replacement can begin. We confirm the timeline in the written quote before starting.

Yes. We work in occupied homes regularly. The room being worked on is closed off with plastic sheeting to contain dust. Floor and furniture protection goes down before we start. You'll need to vacate the specific room for the day, but you can stay in the rest of the house. For asbestos removal, the affected area requires a stricter exclusion zone per WorkSafe WA requirements.

We provide a workmanship warranty on all ceiling replacement work. The plasterboard product itself (Gyprock) carries the manufacturer's warranty. Specific warranty terms are confirmed in the written quote. If there's a problem with our workmanship, a joint that cracks, a screw pop, a set issue, we come back and fix it at no charge.

We hand over paint-ready. The ceiling is set, sanded, and cleaned, all the plasterer's work is done. You organise your own painter, or we can refer one if you need it. We don't paint as part of our scope. Most homeowners paint the ceiling at the same time as any other interior painting work triggered by the job.

We don't offer patch repairs as a service. Not because we can't do them, but because our experience tells us that patches on ceilings with underlying structural issues (failed strapping, compromised adhesive, water-damaged substrate) fail within 6 to 18 months. We'd rather tell you what the ceiling actually needs than sell you a fix that won't last.
